FHA Connection Standard User Responsibilities & Registration Instructions

Prior Users of FHA Connection: Please be sure your prior employer has terminated your prior FHA Connection user id prior to registering under Fairway because HUD will not allow you to proceed with a new user registration if you have an existing user registration that remains in active status.

    IMPORTANT FHA CONNECTION USER RESPONSIBILITIES

Do NOT share user ids and passwords. Using an FHA Connection user ID assigned to another person falls under the provisions of Title 18, United States Code, section 1030. This law specifies penalties for exceeding authorized access, alteration, damage or destruction of information residing on Federal Computers.

Any person who knowingly presents materially false, fictitious or fraudulent statements in a matter within the jurisdiction of the U.S. Department of Housing and Urban Development is subject to penalties, sanctions or other regulatory actions, including but not limited to:

  1. Fines and imprisonment under 18 U.S.C. sections 287, 1001, 1010 and 1012, which provide for fines of a maximum of $250,000 for individuals and $500,000 for organizations, or imprisonment for up to 5 years, or both;
  1. Civil penalties and damages under 31 U.S.C. section 3729 of not less than $5,000 and not more than $10,000 per violation, plus 3 times the amount of damages that the government sustains; and
  1. Administrative sanctions, claims and penalties by HUD pursuant to 24 C.F.R parts 24, 28 and 30.

All authorized users of FHA Connection are expected to have a thorough underwriting of FHA guideline requirements and restrictions. In particular, any individual who is responsible for ordering FHA case assignments from FHA Connection MUST be aware of and responsible for the following FHA guideline requirements PRIOR TO requesting an FHA case assignment: 

  • Be sure YOU verify there is an active loan application in Encompass for the subject property and borrowers BEFORE ordering an FHA case assignment and appraisal.
  • For purchase transactions, be sure YOU verify that the seller, unless exempt, has owned the subject property for no less than 90 days as of the sales contract date before ordering an FHA case assignment and FHA appraisal because a property that is being resold 90 Days or fewer following the seller’s date of acquisition is not eligible for an FHA-insured Mortgage.

The following sellers are exempt from minimum 90 day ownership requirements on resale transactions:

  • Properties acquired by an employer or relocation agency in connection with the relocation of an employee;
  • HUD REO;
  • sales by other U.S. government agencies of Single Family Properties pursuant to programs operated by these agencies;
  • sales of Properties by nonprofits approved to purchase HUD owned Single Family Properties at a discount with resale restrictions;
  • sales of Properties that are acquired by the seller by inheritance;
  • sales of Properties by state and federally-chartered financial institutions and Government-Sponsored Enterprises (GSE);
  • a builder selling a newly built house or building a house for a Borrower planning to use FHA-insured financing;
  • sales of Properties by local and state government agencies; and
  • Sales of Properties within PDMDAs, only upon issuance of a notice of an exception from HUD.
  • A new appraisal is required for each transaction and case number assignment and an existing FHA appraisal may not be re-used with a new FHA case number, even if the existing appraisal is not yet more than 120 Days old.

Standard User Registration Instructions for FHA Connection Access

  1. Connect to FHA Connection site  https://entp.hud.gov/clas
  1. Click on “Registering a New User”
  1. Scroll down and click on “Standard User Registration” hi-lighted in Red.
  1. Complete your information: Name, SSN, e-mail address, etc. (each person pulling case numbers should set up their own user registration instead of sharing id numbers).  *Your password must be 8 characters in length and you will need to remember it.
  1. Under Organization Name, enter “Fairway Independent Mortgage Corp.”
  1. Scroll down to where it asks for “Title II Lender ID”  Enter your branch HUD ID number 7950709437
  1. Leave the “Service Bureau” field blank.  Check only CHUMS.
  1. Leave “Title I Lender” fields blank
  1. Click on “Send”

Once this information has been transmitted, it takes 24 business hours for HUD to review your application and assign your User ID.  You will receive notification of your assigned user id from VendorPasswords, Fairway’s FHA Connection Administrator.
